There are empty homes. There are people who need homes. We work on the space between.

Across the country, houses sit vacant while families, veterans, and people leaving shelters or recovery can't find somewhere to live. Those two facts sitting side by side is the problem we're trying to chip away at.

We're early, and we'd rather tell you that plainly than oversell it.

What we're building

Housing that works for people the market keeps missing

Impact Living Partners is a joint venture focused on turning underused and stalled properties into housing people can actually afford — shared and co-living arrangements, supportive housing, and homes for people rebuilding after a hard chapter.

We're a for-profit venture, not a charity or a government program. We think that's worth saying out loud. We believe this work has to be financially sustainable to last, and we'd rather be honest about how we operate than borrow credibility we haven't earned.

Empty properties

Stalled rehabs, vacant rentals, and homes stuck between owners. We look for buildings that could be housing and aren't.

Shared & co-living housing

Configurations that bring a quality home within reach of one income, rather than requiring two.

People in transition

Working with organizations that support veterans, people leaving shelters, and people in recovery who need stable housing.

Where we honestly stand today

We do not currently have available units or a waiting list, and we're not accepting housing applications from individuals. We're building the partnerships and the property pipeline first, because putting up a form before we can actually house someone would be the wrong way to do this. When that changes, this page will change with it.
